If you’re relocating to the Fernandina Beach, Amelia Island, Yulee area, or Jacksonville and looking at newer communities, you may come across something called a CDD fee.
CDD stands for Community Development District. Instead of a developer paying the entire cost of a community’s infrastructure upfront, bonds may be issued to help fund things such as roads, utilities, parks, trails, clubhouses, pools and other community improvements. Homeowners then help repay those costs over time.
Here’s what’s important to know: a CDD is not the same as an HOA fee. The CDD assessment is typically collected annually as part of the property tax bill and may include both bond debt repayment and ongoing operations/maintenance. The bond portion may eventually be paid off, while other CDD assessments can continue.
Around the Fernandina Beach/Yulee area, you’ll find communities with CDDs, without CDDs, and with very different fee structures. That’s why I encourage my buyers not to look at the home price alone. We compare the total cost of ownership and what you’re receiving in return.
